Servicing the Needs of the Community

Lagos, the capital of Nigeria, is a dynamically expanding powerhouse.  One district that is booming is Ikota.  It has a mix of both rich and poor residents.  New developments are being built there (for example the Ikota Village Estate) for the richer Nigerians and as such Ikota is growing and its residents needs are growing too. The district needed to start providing more services and amenities for its growing wealthier population.  AD-Studio was approached to design a new mixed-use development that would meet those needs. The project included a retail centre with apartments and office accommodation. As car ownership in the area increased and congestion was becoming a bigger issue a mixed-use development made sense here so you could work, rest and play in one location.

Stacked Functionality

The long slender site directed us towards a vertically stacked conceptual approach. The concept proposed 5 levels of retail accommodation around a large central atrium which provided both a visual link between floors as well as all vertical circulation.  The roof of the mall has a cinema volume at its southern end an office building and a residential building.   All functions could operate independently or combined. All the users of the roof top functions could make use of the rooftop garden which even had a swimming pool.  Each function could be accessed directly from the mall or externally at ground level. 

Out of the Box Retail Strategy

The retail arrangement was unconventional – the retail units were located along one side of the retail atrium only so it was possible to see all the shop fronts from outside the building on Berger Road and the Expressway – it was a very light, open approach but also very dynamic. The plot was too narrow to plan the retail in any other way and maintain a feasible retail unit depth. The cinema, fitness and food court provided attractions on the upper retail levels to encourage movement through all the retail floors.
