Contextual Masterplan
Located in a historically significant part of Oradea city in northwestern Romania, in close to the Cetatea Oradea fortress, the site had sat vacant for many years waiting for the right development opportunity. The size of the plot meant it would be a considerable challenge to develop – both technically and financially. AD-Studio were approached by a Central European developer with history of built projects in Romania with the possibility of creating a new multi-phased 45,000 sqm mixed-use development. The brief asked for a combination of retail, office and hotel accommodation that was to be built in 3 phases. The economic challenge of financing such a complex undertaking meant that numerous phasing strategies had to be considered and evaluated – before setting down the optimal solution, that balanced the architecture with the commercial and technical challenges.
Complementary Functions to Enhance the Whole

Connectivity is Key
Due to the local importance of the site, the selected strategy then had to go through many conceptual iterations which were presented and discussed with the city officials before one could be developed further into the project that was eventually built. The project was designed such that each function connected to its neighbours but could also function in isolation. The three public functions are built above a shared 2 storey parking basement.
Successful Phasing
The mixed-use nature of the project meant that the complete basement structure had to be built in phase one – but that the other project components would be built subsequently on it. Phase one entailed a retail mall and an office component. Phase two and three would involve an office tower and a hotel – which would be functionally connected to the phase one elements.
